What is Radon?
Radon is a gaseous radioactive decay product of underground deposits of uranium, which is odorless, tasteless and invisible. Found all over the world, radon gas permeates from the soil into the open air and into basements and crawl spaces as well. Continuous inhalation of the gas increases the chance that damage will occur to lung tissue. Radon is the second leading cause of lung cancer killing 22,000 people per year. The Environmental Protection Agency and the Surgeon General of the United States have recommended that all homes should be tested for radon. How Do We Measure Radon in your home?
Radon gas concentration is measured in Pico Curies per liter of air (pCi/L). The EPA has set the action level at 4pCi/L. If the average gas concentration found in the lowest livable area of your home (typically the basement) is measured to be 4 or more, the EPA recommends action be taken to lower this concentration.
The Buyers Eye uses the Radalink™ Radon TeleMonitor to determine radon gas concentration in your home. The small shoebox sized device is a precise, continuous-read electronic instrument producing 'speedy' test results that you can trust. It detects and records if the monitor has been moved or if the power source changes. Hourly readings record any unusual swings in the radon concentration and in addition to maintaining the integrity of the test conditions; Radalink's tamper detectors protect the integrity of sellers and agents. It is extremely difficult to compromise a Radalink test without being detected.
When can I get the results of the test?
Within minutes of the completion of the minimum 48 hour test, The Buyers Eye inspector transmits the data to Radalink's central analysis facility via the TeleMonitor's built in modem and a complete, personalized test report is prepared and e-mailed to client, agent and inspector within the hour! A hard copy is promptly mailed. There’s no stress and anxiety! You'll never have a closing postponed due to delayed test results.
What if the measurement is 4 or higher?
You need not worry. You can still enjoy your dream house as the methods of mitigating the amount of radon gas infiltrating the cracks, crevices and sump pits of your basement are relatively simple and low cost. In fact the mitigation systems typically improve the overall air quality in the basements, eliminating soil smells and the like that would normally seep in.
