PRE LISTING or "PRE-SALES" INSPECTIONS
It’s essentially the same type of home inspection that buyers have performed on the house they want to purchase.
A traditional pre-purchase home inspection is performed on behalf of the buyer, usually as a contingency for the sale.

A “pre-listing” or “pre-sale” home inspection, unlike a pre-purchase inspection, is done on behalf of the seller. Hidden or no so obvious problems are identified, allowing the seller to fix them before a potential buyer’s inspector finds them. If you wait for the buyer's inspector to inform them, you will either have to fix it, lower the price, or worst of all, the deal could be lost.
A pre-listing home inspection can help you sell your home faster. It helps smooth the selling process, eliminating some of the road bumps which could scare away a potential buyer, especially if several are identified during the buyer’s pre-purchase inspection.
This home inspection is not meant to be used in lieu of a buyer obtaining their own traditional independent home inspection. It’s meant to reduce the number of items which could be reported on, thereby bettering your chances to sell your home faster. Buyers are sometimes hard to come by and the longer a property remains on the market, the less attractive it becomes at the listed price.
