The presence of mold, water damage, or musty odors should be addressed immediately. In all instances, any source of water intrusion must be stopped and the extent of water damage determined. Water damaged materials should be dried, cleaned or replaced. Environmental sampling is then recommended to determine the type and extent of the existing mold. Mold is a structural, health and environmental problem. Some mold defects can't be seen and will only be detected through sampling.
Each person reacts differently to mold. Some are more sensitized to mold and may have more severe reactions. Symptoms may include but are not limited to congestion, sore throat, coughing and other respiratory problems.
The Buyers Eye Home Inspector will collect a sample(s) of visible growth using a swab test and have it analyzed to determine if the sample is indeed mold and if so, what type it is. If visible mold is observed, an air sample test is recommended to test for other molds which are not visible and may be growing in the heating system ductwork or behind walls.
In all but severe cases, the home is repairable. If the test results indicate that toxic mold spores were present, further evaluation by a mold remediation specialist is recommended before any work is performed.
WOOD DESTROYING INSECTS
Pests invade many homes each year and buyers deserve to know before investing their money if there is evidence of a pest problem. Therefore, it is wise to have the property inspected by a licensed pest control company who can detect the presence of these pests and provide a report of their findings.
A “pest inspection”, or wood destroying insect inspection, sometimes referred to as a termite inspection, is an optional service. Our inspector furnishes FHA approved reports following a thorough inspection for wood destroying organisms such as ants, termites, and powder post beetles. These inspections are performed by NYS DEC licensed technicians during the same time that the basic home inspection is being performed.
